FIRE AND OTHER EMERGENCY PROCDURES
FIRE
Fire Alarm System
Residents are protected by a fire alarm system which:
- Detects smoke, fire and heat
- Automatically controls mechanical systems
- Allows for safe evacuation of occupants
- Provides audible alarms and visual strobes
The following fire equipment is located throughout the building:
- Fire alarm pull stations
- Smoke detectors in common areas and in suites
- Fire phones in elevator lobbies
- Fire extinguishers in elevator lobbies and stairwells
- Heat detectors in elevator shafts
- Sprinkler system using fusible links that are heat activated at 165F
- Public Address System
If smoke or fire is detected Pull the alarm that is located on your floor near the
door that is located near the stairwell
When an alarm sounds:
- Evacuate immediately
- Please do not phone the Concierge desk
- Proceed immediately to the nearest exit stairwell
- Exit the building on the ground floor and proceed down the laneway to Peace
- Park (near the Arch north of Point on the Bow). Do not walk through the lawn/garden on the north side of Point on the Bow as this is where the Fire Dept. will be stationed
The Alarm monitoring company automatically notifies the Fire Department as
will the Concierge on duty.
Although fire extinguishers are located on each floor, do not attempt to
extinguish fires on your own unless the fire is very small. AT NO TIME
SHOULD YOU ENDANGER YOURSELF
Mechanical Systems
The mechanical systems are connected to the fire alarm system and
automatically change to fire mode upon alarm activation. When the alarm is
activated, the corridor pressurization unit works to keep smoke contained
within the suite thus preventing the spread of smoke throughout the building.
The dampers on each floor will remain open until the heat activation closes them.
Smoke is naturally vented from the building.
Evacuation Routes
Stairwells: Two stairwells of fireproof concrete are located at each end of every
floor. The stairwells are naturally pressurized to disable the smoke.
EXIT signs are posted to assist in the location of the stairwells. Each stairwell is
marked. If one stairwell is blocked, occupants can move up or down to the other
stairwell on crossover floors. Crossover floors allow occupants to move
unobstructed between stairwells. Proceed to the main floor and exit the building.
FLOORS 5, 9 AND 13 ARE CROSSOVER FLOORS.
DO NOT use the elevators to evacuate the building. The elevators are also
connected to the alarm system and are recalled to the main floor immediately
upon alarm activation. This reduces the risk of electrical or mechanical failures
that could trap occupants in the elevators during evacuation. Elevators will only
be used to assist the Fire Department in removing special risk persons from the
building.
Fire Extinguishers
These are located throughout the building and can be used to extinguish SMALL
fires. Each occupant should be familiar with the location and operation of the
extinguishers. They are located in each elevator lobby and in one stairwell on
each floor. On those floors that have no common elevator lobby, both stairwells
contain an extinguisher. All the extinguishers are of the ABC type and are
suitable for:
- Wood and Paper
- Grease and Liquid
- Electrical Fires
To Operate an Extinguisher you should follow Three Simple Steps:
1. Remove the pin
2. Aim Extinguisher at base of the fire; never aim at the top of the flames
3. Squeeze the handle and use a sweeping motion to extinguish the fire.
Concierge Responsibilities for Fire
- Check fire panel for location of the alarm and notify the Fire Department by calling 9-1-1
- Use the P.A. system to keep residents informed of alarm severity and evacuation instructions
- Monitor the fire phones and assist in the evacuation
- Block open front doors and assist Fire Department as required
- Maintain a list of all occupants and number of persons per unit
- Be aware of designated persons requiring assistance
- Appoint a backup floor warden as appropriate to assist in the evacuation
Occupants Responsibilities
- Immediately evacuate the building, using the stairwells only DO NOT USE THE ELEVATORS
- Major causes of death in an emergency are complacency and indecisiveness
- If you are not on your floor when the alarm sounds or the evacuation order is given, do not return to your floor; evacuate immediately
- When exiting your suite leave the door closed and unlocked
- Evacuate quietly and quickly. Walk in single file in the stairwells
- Proceed immediately to the exterior of the building; follow path to the laneway and then proceed to the Peace Park (near the Arch north of Point on the Bow). Wait there until a head count has taken place
- Remain outside until instructed by the Fire Department to return to the building
- In all circumstances, leave the building when instructed to evacuate
- When exiting, should you see any person requiring help, or any object obstructing the evacuation, report this and the location to the Fireman or Concierge immediately
- If the fire is in your area and the alarm has not been activated, do so as soon as possible
- If the fire is small, extinguish it if you are capable of handling a fire extinguisher. Even if you are successful in extinguishing the fire, notify the Concierge immediately If you do not fell comfortable in trying to extinguish the fire yourself, do not do so, notify the Concierge
- If you will be away more than 24 hours please inform the Concierge, and if you will be away for more than one week, complete an Owner Absence Form and give it to the Concierge.
People Requiring Assistance
If you will need assistance to evacuate the building in an emergency, fill out a
form and give it to the Concierge. A copy of this form is included in this Manual
and copies are available from the Concierge
If you are on your regular floor when an alarm sounds, remain in your suite and
await Fire Dept. rescue. If you are NOT on your regular floor, inform the
Concierge of your whereabouts immediately.
OTHER EMERGENCIES
Suspicious Objects:
If you find a suspicious object
- Do not touch or move the object
- Notify police immediately by calling 9-1-1
- Notify the Concierge so the police can be directed
- Instruct others to stay away from the area
Medical Assistance:
If you see someone requiring medical assistance:
- Call 9-1-1 and explain the situation and identify the location of the person
- Administer First Aid if you are qualified
- Notify the Concierge to direct emergency personnel to the location of the casualty.
Elevator Problems:
If you are in the elevator and the doors DO NOT open:
- Use the Emergency Phone located below the resident intercom panel to explain your situation
- The intercom connects directly to the Elevator Company
- Assistance will arrive as soon as possible
If you encounter any potential health, safety or environmental hazards in the
building please contact the Concierge immediately
